We were out of village for a couple of months when we returned the house was ransacked and several expensive things were stolen.(tv, all topography vehicles, lawn mower). When the adjuster came he didnt even looked at the smashed windows or any of the other damage. He said there might be a clause in policy for house unoccupied for more than 30 days. He came back 1 1/2 wks later saying there wasnt a clause like that. He took pics and now is requesting are rest of household income for the past 3 yrs.

Answer: Do a pathway through of the house the day before the closing and if they are not out, delay the closing. If the amendment is done correctly that should be a legitimate reason for you to put off it. I would tell your real estate agent that you plan to do that so that they can relay the information to the seller.

I have dealt with several homes with water damage and they can be quite an expensive endeavor. With this especially home the pipes burst in the winter and it is now May.....so you may encounter mold issues. I will never buy another the finest damaged home again unless it is just for the lot.
