Answer: I would say yes to both. For one if the association has employess there are a million of insurances they need. Also, insurance is needed if something happens to a member or guest on their idiosyncrasy or while using amenities like the pool. Where there is need for insurance you always have lawyers.

I recently called our HOA accountant and she said that we do not obtain earthquake insurance. My question is this: what if a large earthquake hits and it is so powerful that our complex is destroyed? Will title insurance cover or should Icall the seller first? The title seach came up undefiled at closing - aren't they supposed to search association fees also?
