Answer: I would say yes to both. For one if the association has employess there are a million of insurances they need. Also, insurance is needed if something happens to a member or guest on their idiosyncrasy or while using amenities like the pool. Where there is need for insurance you always have lawyers.

I own a condominium in a complex in Utah, where we are due for a in the main earthquake in the next 50 years. I pay an HOA fee which covers insurance in the structure, water, and trash. I recently called our HOA accountant and she said that we do not obtain earthquake insurance. My question is this: what if a large earthquake hits and it is so powerful that our complex is destroyed? Since technically I own a chagrined fraction of a percentage of the land here, what will happen? Do condo complexes

Answer: Buy earthquake coverage for YOUR item, add it to your condo policy. In most cases it is pretty inexpensive because you probably do not have a high limit on the dwelling-place coverage (additions & alterations or improvements & betterments). Also, be sure you buy the extreme loss assessment coverage on your policy that you can (most of the time this is $50,000). Answer: yes. because in most cases they lack to make sure that you are covered, and if anyone else is covered when they are hurt on your property.
this WILL be on the bylaws, and i deliberate on it's a good rule.

if your kids get hurt on someone's property then you know theres a charitable chance that they will be covered.

I by the skin of one's teeth bought a bank owned property and now I have a lien placed on it by the association for 3 years deliquint payment increased by legal fees. Will title insurance cover or should Icall the seller first? The title seach came up undefiled at closing - aren't they supposed to search association fees also?

Answer: If the lien wasn't in rank when you bought, that's why it didn't show on the title search. Good question, though. Seems like one should have checked.

I'm disquieting to buy supplemental homeowners insurance for my townhouse. My homeowners association has a blanket policy that cover the structure, however nothing inside the ancestry is covered. Their deductible is $10,000. What other insurance coverage do I need and approximately how much personal realty coverage would I need for a 3 bedroom/2 bath townhouse?

Answer: The deductible on the HOA principles doesn't come into your calculation. If your townhome were to be destroyed or damaged in some way (fire, tornado etc) then the nature would be repaired or replaced by the HOA Insurance policy and the deductible would be paid for by the HOA (which would then probably turn around and assess each constituent owner an increased amount on your annual Association fees to get this money back).
